As values continue to rise in the Denver real estate market buyers are being more picky on what they buy. This is happening more and more during the inspection process after a home goes under contract. After negotiating a price that both buyer and seller agree to it is beginning to happen again after the inspection. Buyers are wanting a home that has everything fixed if they are paying premium dollar for it. A solution that benefits both buyers and sellers is the seller having the home pre inspected before going on the market. With this information the seller can decide what they are willing to fix and disclose the results to the buyers so that the offers can be consistent with the condition and what the seller is willing to fix. This way both parties win and the transaction can be smoother. The ultimate goal is the buyer pays a price they are comfortable with and the seller gets what they need for the home in an easy and timely manner.

For both buyers and sellers my ultimate goal is to get them where they want to go and on time. In any transaction the goal is to do the right thing for the buyer of the new home and at the same time for the seller of that home. Each party has a goal and a timeline in mind and I do my best to satisfy the needs of both parties involved. This is my golden rule of real estate.
