One tool that we use a lot to help buyers win in competitive offers is the post occupancy agreement. I try to get my buyer prepared ahead of time to move quickly when they find the right house for them. We can use this tool by offering a very quick closing and offering a 7-14 day post closing "rent back" allowing the seller to prepare moving in a pressure free environment. Just having the home closed fast and the ability to move after gives the seller flexibility yet shows that the buyer means business and is willing to close fast. Its a way to remove the stress of moving and get both buyers and sellers what they want.

I highly recommend all of my clients have an independent inspection, sewer scope and radon test before they move into any new build home. A few key points. One is it is easier to get the builder to complete the repairs or adjustments before you close on the home. The second part is everyone makes mistakes so just because the home is new does not mean things were not missed. Also the sewer scope is key as I have seen a few in the last year that have had damaged lines. Most builders are very good at making things right but it is good to be ahead and have knowledge by your side.
It is exciting to get your new home under contract. Now begins a process of steps of diligence and discovery to make sure everything checks out ok. If you have a loan the buyer needs to stay in touch with their lender closely. The first week is gathering many of the documents needed to verify employment and funds and banking. You will also schedule a home inspection and we also recommend a sewer scope and radon test to all our buyers. They buyer must also verify insurance coverages on the property and then the final step is the appraisal that your lender will order. Lots of moving parts that we help manage step by step for our buyers to make the process as smooth as possible.
![]() If you are moving to Colorado from another area in the country you may be expecting a lot of snow in the winter. Down in the Denver metro area we are actually much drier than in the mountains. We tend to get snow and a few days later it is gone as the sun melts it off. That being said one thing to consider is the facing of the driveway. Just a note if the driveway faces north expect to shovel a lot more than your neighbor across the street and have more ice build up. Although the sun comes out a lot if your new house is in the shade the cold nights will freeze things solid. Just some thoughts to consider when out house shopping.
