Currently the Denver Real Estate market is in a strong appreciation phase that does not look to be letting up. Inventories are low and the demand is still high. There seem to be two types of properties listed currently. Ones that have heard the news and allowed emotion to get them and priced way over the market. The other homes that are priced right seem to go under contract in just days. Pricing is tricky and you need a qualified real estate professional to do a deep market analysis on a property to try and catch it right. The key is to take the current market, factor in past appreciation, current inventory levels and what the next 30 day projection should look like. In a perfect world you price your home to "catch" the appreciation at its peak. Getting way over asking price is nice but the home still has to appraise, so be careful at the same time. You can get to appraisal and the whole deal falls apart as the home won't appraise for the value you went under contract for.
